Whistler Zoning

With only 12,000 permanent residents and upwards of 2 million visitors annually, it is imperative for Whistler to be able to host any number of visitors at one time within the boundaries of the municipality. To cater for this, the planning of our community has been carefully thought out, with different zoning applicable to different areas. This has contributed to the character of each neighbourhood and the overall development of Whistler. Below is a brief outline of the general zonings that you may encounter, but for more detailed information please contact us directly.

Residential Use

Properties zoned for residential use are meant to be used for residential purposes. These properties may still be rented out on a long term basis or used at will by the owner and their guests. Residential use properties are not permitted to be rented on a short term(less than 30 days) basis (Air B&B, VRBO etc.)

Tourist Accommodation

Tourist accommodation is different to residential use in that they are permitted to be rented out on a short term basis, either through a professional rental management company or by the owners themselves (Air B&B, VRBO etc.). Within the tourist accommodation zonings are two different property types; Phase One and Phase Two.

PHASE ONE

Often referred to as "unrestricted units", phase one properties allow the owner to use the property as a full-time residence or as a rental unit. When the owner is not using the property, short term (nightly) rentals are warranted so the village remains busy. There are many options for rental management throughout Whistler and it is important to do your research and make the right decision for you.

PHASE TWO

Also known as “restricted units”, phase two properties are condo apartments within an ongoing hotel operation (Pan Pacific, Four Seasons, Westin etc.). Owners have a restricted number of days of personal usage, 28 days in the summer and 28 days in the winter, that must be booked through the operator of their management structure.

Commercial Areas

Commercial areas are set out near the Village and are mostly used for retail or office businesses. There are many commercial opportunities in Whistler and one should understand the implications of the zoning for each separate parcel of land in Whistler to fully appreciate its potential.

Industrial Use

Most of the industrial land in Whistler is located south of the village, in Function Junction. There are many commercial and industrial opportunities here, but be sure to check the zoning to be sure it is suitable for you
